01PFAS and private wells

EPA and Michigan EGLE are jointly investigating tannery pollution from Wolverine World Wide's former Rockford tannery and the House Street disposal area in Plainfield Township. Contaminants include PFAS, heavy metals and volatile and semi-volatile organic compounds, and filters and bottled water have been supplied to affected residents. If a property is on a private well, insist on current PFAS testing rather than a previous owner's results.

02The district is far larger than the city

Rockford Public Schools runs fifteen buildings for 7,509 students, while the city itself holds about 6,200 people on 3.2 square miles. Most of the district therefore lies in the surrounding townships, where a Rockford mailing address comes with township taxes, township services and no city water or sewer. Check the taxing municipality on the assessment record.

The city is built around the river and the dam, and riverfront lots sit close to mapped flood hazard areas. Pull the FEMA Flood Insurance Rate Map for the address and check for any Letter of Map Change before writing an offer. Flood cover is not part of a standard homeowners policy.

04City utilities versus township well and septic

Inside the city limits most homes are on municipal service; outside them, homes rely on private wells and on-site septic permitted by Kent County. The county performs real estate evaluations of existing systems, and its permits and site evaluations are valid two years and non-transferable. Order a fresh evaluation as part of due diligence.

05The downtown event calendar

Rockford's core hosts the Start of Summer Celebration, Harvest Fest, the Rogue River Blues series and a farm market from May to October. That is a good deal of the appeal, but it also means recurring crowds, parking pressure and street closures for houses within a few blocks of Bridge Street. Walk the area on an event weekend before committing.
