- 01Short-term rental cap and separation rule
The city's investor-owned short-term rental worksheet sets a limit of 25 properties city-wide in the residential districts, with a 500-foot separation between investor-owned units. An owner may hold an interest in only one such unit, and the approval does not transfer to a new owner on sale. Ask whether a property currently holds an approval, and confirm with the city that it can be renewed rather than assuming it.

The lake is nutrient-enriched and has been monitored since 2013 under Project Clarity. The 2023 mean total phosphorus reading was 110 micrograms per liter against a state interim target of 50, and mean water clarity was 0.73 meters against a 1-metre goal. Waterfront buyers should expect green water and reduced clarity in the warm months.
Grand Valley State University- 03Four local historic districts
Holland has four locally designated historic districts: Holland, Holland Addition, Washington Boulevard and Keppel's Village. Properties inside them need a Certificate of Appropriateness from the Historic District Commission for work that changes the exterior. Check the district maps before pricing new windows, siding, porches or fences.
City of Holland- 04The snowmelt is a special assessment
The heated downtown covers roughly 1,050,000 square feet of streets and sidewalks. Rather than charging every resident, the city assesses the businesses and residents that directly benefit, at a rate the fact sheet gives as 52 cents per square foot. Confirm whether a downtown parcel carries the assessment, and over what area.

Holland lies in both Ottawa and Allegan counties, and the line runs through the built-up area. County services, registers of deeds and millage rates differ either side of it. Establish which county a parcel is in before relying on any tax figure, or before looking for the title record in the wrong office.
